Judge denies sale of Waterbury house tied to captivity case
NBC Connecticut was the only media outlet in person at Waterbury Probate Court this morning, where a judge heard Kimberly Sullivan’s case to open and sell the estate of her late husband, Kregg Sullivan, at 2 Blake Street in Waterbury.
This house is at the center of a high-profile case, where a now 33-year-old man who goes by the name “S” said Sullivan, his stepmother, held him captive for over 20 years. Sullivan is facing multiple criminal charges for these accusations but has denied all of them.
NBC Connecticut first reported last week that Sullivan had reached a buyer’s agreement with JD Homes LLC to sell the house for $110,000. Sullivan told the judge Tuesday that the buyer reached out to her and she accepted his offer.
Judge Matthew Vaccarelli questioned Sullivan as to why, when her husband died in 2024, that Sullivan only listed her two daughters as his heirs, and not her stepson, S. She told the judge that she thought she only needed to list biological children. Sullivan’s attorney told the judge that when they moved to open the estate in 2026, that Sullivan was forthcoming and open about including S.
However, the judge decided to not grant Sullivan’s request due to this discrepancy, saying he found Sullivan’s reasoning for the discrepancy to be disingenuous. He told the court he feels those initial probate documents were filed fraudulently.
The court is appointing a third-party attorney to take over the estate. The judge noted that the LLC that intended to buy 2 Blake Street doesn’t exist, despite Sullivan’s attorney having previously worked with the buyer personally. Because of that, the judge said that the third-party attorney can now list the house and sell it, and the LLC owner is welcome to make another offer.
The judge said that 50% of the proceeds of the estate will be in a locked account that no one can access without an order of the court to ensure fairness. Sullivan is entitled to the other 50% because she is considered the surviving spouse of the deceased.
Sullivan has the right to appeal the decision, but it’s unclear if she is planning on doing that.
Attorneys for S were present at the hearing. NBC Connecticut has reached out to S’s team, but has yet to hear back.
